Jerry Miller, co-founder of Miller Nolan, a full service real estate and asset management firm has been involved in all aspects of asset management and disposition. This group has been responsible for the oversight of three(3) Resolution Trust Corporation(RTC) SAMDA Contracts totaling 270 real estate assets and representing a book value in excess of $300,000,000.These SAMDA contracts included:

  • SAMDA # 6906-90-M1164. Representing 100 assets with a book value of $139,000,000.
  • SAMDA # 733-91-0275. Representing 87 assets with a book value of $87,000,000.
  • SAMDA # 6906-90-M1164 amendment. Representing 28 assets with a book value of $48,000,000.

Properties included in these portfolios ranged from multi-family units in Tempe, Arizona to vacant ground in Addison, Texas. Book values range from under $100,000 to $23,499,999.95.


Serving as Court Appointed Receiver and acting as asset manager involving “workouts” and troubled properties is a specialty of Signature Property Management. Our services include consulting, leasing and disposition associated with such “workout” properties. Past workout clients include GMACCM, and a host of local and regional lenders. Jerry Miller, an attorney, has served as receiver in five states. The experience of asset management, property management, leasing and disposition of over $200 million to workout assets can not be matched in the region. An example of our past Receivership results:

Medical Center Guest House Inn, San Antonio, Texas, 50 Guest Rooms
At the time we were appointed Receiver, occupancy was running 45% to 55%. In six months, occupancy was increased to 70-80% level. The property was sold shortly thereafter at a price permitting the thrift to sustain only minimum loss.

Quality Inn, Tyler, Texas, 131 Guest Rooms
In jeopardy of losing its franchise, we negotiated with Franchisor to maintain the franchise, while increasing occupancy from 9% at takeover to over 50% at sale by repositioning room rates and re-staffing. Our activity resulted in the hotel being sold for its then maximum net present value.

Concord Inn, Memphis, Tennessee, 147 Guest Rooms
We were appointed Receiver by a local financial Instution. The current appraisal suggested that in the current closed condition, the hotel was worth only salvage and land value- $200,000 to $300,000. We suggested that if we were able to open and operate the hotel at a total up front expense of $70,000, the hotel could ultimately be sold for between $750,000 to $1,100,000. We were employed to operate the hotel, and the property was strategically upgraded and the restaurant and lounge were leased. In October 1990, we sold the hotel for $950,000.
